Job Summary:
Under general supervision of Assessor or other designated supervisor by Assessor, the Appraiser- Associate will assist with all residential and commercial properties for valuation purposes in accordance with state statutes.
Essential Duties and Responsibilities:

• Performs appraisal of property parcels including field inspection, data collection, review, and analysis of value and real estate sales data.
• Monitor processing of appraisal data through computer entry and audit procedures.
• Utilize drawing software, Microsoft Word, Excel and reappraisal programs.
• Compare buildings and sales of similar properties to develop market valuation appraisals.
• Measure and draw basic property dimensions and collect information for County properties for valuation.
• Respond to questions or concerns raised by taxpayers.
• Ability to read legal property descriptions
• Resolve taxpayer issues with analytical and problem-solving skills.  Applicant must disclose real or perceived conflicts of interest and must abide by the Governmental Conduct Act (NMSA 10-16-1 (et seq.).
• Perform other required duties as assigned.

Minimum Qualifications:

• High School diploma or GED.
• Must possess a valid New Mexico driver’s license and have a good driving record to be insurable for liability purposes.
• Must have the ability to operate a computer its software and general office equipment
• Able to use MS Office.
• Good communication and interpersonal abilities.
• Good organizational skills.

Preferred Qualifications:

• Ability to communicate in Spanish is a plus
• Successful completion of IAAO Courses I or a recognized certified appraisal course.
• OR successful completion of a Market Valuation and Income Capitalization Course
• OR current licensure from the NM Real Estate Commission or the NM Real Estate Appraisers Board,
• OR two (2) years of experience in property appraisal, real estate sales or other related experience.
